Start early
In major cities, finding a rental can take time. Set listing alerts, prepare your documents in one folder and respond quickly to suitable properties.
Know Warmmiete versus Kaltmiete
Kaltmiete is the base rent. Warmmiete includes certain service charges, while electricity, internet or other costs may still be separate. Compare apartments using the full monthly cost.
Prepare an application file
Landlords or agents may request ID, income evidence, employment contract and sometimes SCHUFA information. New arrivals may not yet have a German credit record, so explain this clearly and support your application with employment and income documents.
Watch for scams
Be cautious if someone requests unusual payments before a viewing, contract or key handover. A price far below the local market can be a warning sign.
Take the handover protocol seriously
At move-in, use an Übergabeprotokoll to record existing damage, meter readings and number of keys. Take photos and keep them.
Rule: move quickly, but do not send money blindly. A competitive housing market is not a reason to skip basic safety checks.
